Our vision is to remain custodians after development as the freeholder, occupying part of the building ourselves and leasing the remainder to SME businesses. We are committed to delivering a development of the highest quality and building long-term working relations with our neighbours.
We will reuse, retrofit and refurbish the current building to transform it into a modern, energy efficient Grade A office building. The works will include a one-storey extension above the existing height, following demolition of the existing recessed fourth floor, upgrading of the windows and the removal of the 1980s four storey external fire escape. Alterations will also occur at the Ground Floor level to introduce capacity for a café unit and to increase positive streetscape activity.
The development will target a BREEAM Excellent rating, and upgrade from an EPC rating of ‘D’ to ‘A’, to meet the modern office requirements.
The project will commence on September 2024 and the duration will be approximately 11 months.
